Important Information to know when considering to hire a Realtor:
Buying or Selling a home can be a stressful time. It doesn't have to be. We can help take off some of
the stress and help put your mind at ease. Take a deep breathe and lets go. If you are working with a
Realtor already, please be loyal to him or her. If you are not working with a Realtor or want an Agent
who is hard working and dedicated to our clients, then we would be happy to be your real estate
professionals.
When you have made the decision to hire a Realtor remember there is usually no fee to you as a
Buyer to hire and use a Realtor. Talk with your Realtor first to see what fees are involved. The Seller
usually pays the commission for both the Buyers Agent and the Sellers Agent. If you are a Buyer, you
will be asked to sign a Buyers/Tenant Representation Agreement. This form allows the Realtor to
work legally for you and you, as the Buyer to him or her only. Plus, it is an agreement for your Realtor
to get paid by the Seller. This form is mandatory in the state of Texas. We can not show property for
sale / lease without this Texas Association of Realtors (TAR) form signed. If you are a Seller you will
be asked to sign a Exclusive Right to Sell TAR form. This gives the Realtor the legal right to market
and sell your property at an agreed commission percentage and offer it to other Brokers for sale
through Multiple Listing Service (MLS). Any Realtor with any real estate company can sell any
property no matter what real estate company it is listed with for sale as long as it is on MLS. Some
"Discount Brokers" do not put listings on MLS. Check before listing your home for sale. Do not
assume it will be there. ASK YOUR REALTOR.
One thing to remember is that we do not get paid until we sell your home or you buy and close on your
new home. We work on a 100% commission. If you don't buy or sell a property we don't get paid.
Sometimes deals just don't work. That is OK. This is the biggest reason to be open and honest with
your Realtor. If we don't know what you want or need we can not work effectively for you. Without you
we can not be successful. We want you and your referrals for life. It takes us both to be a great team.
